Handyman services in Willowdale

What we fix & install in Willowdale

Every handyman service below is available across Willowdale, most completed in 1, 2 or 3 hours at our flat rate.

Why Willowdale

Handyman for Willowdale's Yonge condo corridor & new custom homes

Willowdale is really two neighbourhoods sharing one name. Along Yonge Street north of Highway 401, three Line 1 subway stations (Sheppard–Yonge, North York Centre and Finch) anchor a long run of condo towers, with Mel Lastman Square and the civic centre at the middle. Step a block or two east or west of Yonge and the scale drops: quiet residential streets where a 1950s brick bungalow can sit beside a recently built two-storey house that fills most of its lot. A useful handyman visit looks very different on each side of that line, so we plan for the building before we arrive.

In the towers around Yonge and Sheppard and North York Centre, most calls start with walls. Exterior and party walls are usually poured concrete, while the partitions inside a suite are often drywall on steel studs, and the two need completely different fixings. We confirm which one you have before drilling, then use a hammer drill with concrete sleeve anchors or the correct toggles for metal studs, so a 75-inch screen or a row of floating shelves stays where it was put. Blinds and curtain rods are the same story, since window heads in many units are concrete rather than wood framing. Our TV and wall mounting and blinds and curtain rod services cover the details, and flat-pack beds, desks and wardrobes for new move-ins fall under furniture assembly. We work within your building's rules: booking the service elevator when it is needed, keeping drilling to permitted hours, and protecting hallway floors and elevator walls on the way in and out. Our condo handyman page explains how we prepare for management requirements.

Upgrading builder-grade finishes in Willowdale's newer houses

Many of the larger homes on the side streets east and west of Yonge were built to a budget on the inside, even when the exterior looks substantial. Owners often move in and want to replace basic finishes one room at a time without opening walls. That is efficient handyman work when the wiring and plumbing are already in place:

  • Swapping builder-grade flush mounts, foyer pendants and vanity lights on existing boxes, including fixtures that sit among a ceiling of pot lights
  • Installing smart thermostats, smart switches and dimmers where the existing wiring supports them
  • Replacing basic kitchen and bathroom faucets, toilets and shut-off valves
  • Upgrading door levers, closet systems and loose stair or railing hardware
  • Patching drywall nail pops and corner-bead cracks as new framing settles

Tall foyers and open-to-above living rooms are common in these houses, so we bring the ladders and staging a high fixture actually needs. Our electrical and smart-home and plumbing fixtures pages set out what a handyman can replace. Where a job needs a new circuit, added pot lights or a relocated box, it legally has to go to a licensed electrician; we say so up front and either refer one or manage that trade for you. For nail pops, cracked tape and patches left by an old thermostat or security panel, see drywall and wall repairs.

The older bungalows that remain on streets like these still need the classic list: a running toilet, a door that has dropped on its hinges, a cabinet hinge that has torn out of particleboard, caulking that has let go around a tub. For a broader look at the area's housing, including Don Mills, York Mills and Bathurst Manor, see our North York handyman page. Willowdale pricing works exactly the same way: $150 for up to one hour, $280 for up to two and $410 for up to three, with materials at cost and no trip surcharge anywhere in Toronto. Most visits finish within one to three hours. BuildMan is run by professional home builders who have been building and renovating GTA homes since 2008, with more than 3,000 jobs completed. We are licensed, carry $2M liability insurance, are WSIB-covered, and stand behind handyman jobs with a one-year workmanship guarantee. Appointments run Monday to Saturday, 8 AM to 6 PM; call (905) 660-9992 to book.

In depth

Willowdale Investor Condos: Getting a Unit Ready Between Tenants

A large share of the suites near Sheppard–Yonge, North York Centre and Finch stations are owned by investors and rented out, often on one-year leases. That creates a recurring kind of handyman job: the gap between one tenant moving out and the next moving in, when the owner wants the unit fixed, clean-looking and photographed quickly, sometimes without being in Toronto at all. A turnover visit works best as one planned block of time rather than several separate call-outs. Because most leases end on the last day of a month, the final week and the first few days of the next are when owners, movers and elevator bookings all compete for the same window, so it pays to book the repair visit as soon as the move-out date is confirmed.

Before the visit, tell us how access works, whether that is you, a property manager or the outgoing tenant letting us in, and check whether the building needs the service elevator reserved or a contractor notice filed with the management office. Send photos of anything specific if you can. We can then bring the right anchors, hardware and patching material, and the work fits into a single flat-rate block of two or three hours instead of a return trip.

A practical turnover list for a Willowdale rental suite

  • Fill and paint over holes left by a previous tenant's TV mount, shelves and picture hooks
  • Replace bent or broken blind slats, wands and brackets on concrete window heads
  • Reset or replace sticking closet bi-folds, sliding doors and loose handles
  • Re-caulk the tub, shower and kitchen backsplash and check for slow drips under sinks
  • Swap dead bulbs, tired light fixtures and a thermostat the next tenant can easily use
  • Assemble any furniture if the suite is being rented furnished

Smart thermostats deserve a note. Many condo suites in these towers are heated and cooled by an in-suite fan coil or heat pump controlled by its own wall thermostat, and not every smart model on the shelf is compatible with that equipment. We check the existing wiring and system type before you buy anything, which saves a return to the store.

Investor owners of townhouses and houses on the side streets get the same approach: a list, photos, a time block and one visit. If something on the list is beyond handyman work, such as moving an electrical box, opening up a wall to find a leak or a full suite refresh, we tell you so directly and can quote the bigger job separately. Our handyman for landlords page covers recurring rental work across the city, and the flat-rate handyman visit page explains how a two- or three-hour block is used.

Willowdale FAQ

Common questions

Can you mount a TV on a concrete wall in a Willowdale condo?

Yes. Many walls in the towers around Yonge and Sheppard, North York Centre and Finch are poured concrete, so we use a hammer drill and concrete anchors rated for the TV and mount. If your wall turns out to be drywall on steel studs, we switch to the correct fasteners. Please check your building's drilling rules and elevator booking requirements first.

Can you replace builder-grade light fixtures in my newer Willowdale house?

Yes, when the fixture is going onto an existing box and circuit. We swap flush mounts, pendants, vanity lights and fixtures set among pot lights, and bring ladders suited to tall foyers. Adding pot lights, new circuits or moving a box needs a licensed electrician; we say so up front and can refer one or manage that trade.

Is there a travel or parking charge for Willowdale?

There is no travel or trip surcharge anywhere in Toronto, including Willowdale and Newtonbrook. Labour is a flat $150 for up to one hour, $280 for up to two hours and $410 for up to three, with materials billed at cost. If your building has visitor parking rules, let us know when you book.

Can you get an investor condo ready between tenants if I'm not there?

Yes. Tell us who will let us into the suite, whether the service elevator needs booking, and what is on the list, ideally with photos. We bundle the repairs into one flat-rate block of time, covering wall patching, blinds, closet doors, caulking, fixtures and furniture assembly, so the unit can be shown sooner.

Will a smart thermostat work in my Willowdale condo?

It depends on the system. Many suites use an in-suite fan coil or heat pump with its own wall control, and not every smart thermostat suits that equipment. We check the wiring and system type before you buy. In houses on the side streets, most furnace and air-conditioning setups accept a smart thermostat once the wiring is confirmed.

Do you charge extra to come to Willowdale?

No. We charge the same flat $150 / $280 / $410 handyman rates everywhere in the GTA — there is no travel surcharge for Willowdale. Materials are billed at supplier cost with the receipt.

Can you come same-day in Willowdale?

Most weekdays, yes. Book online or call (905) 660-9992 and we'll confirm a window within 60 minutes during business hours. Saturday appointments are available across Willowdale too.

What handyman jobs do you do in Willowdale?

Everything on our handyman list — TV and wall mounting, electrical fixtures, plumbing and fixtures, drywall repair, painting and touch-ups, floor and tile repair, doors and carpentry, and curtains and blinds. Most Willowdale jobs are done in one to three hours.
