The Annex is one of Toronto's most distinctive and densely built neighbourhoods — grand red-brick and sandstone Victorians, Annex-style homes with their signature turrets, houses long ago converted into flats, newer condos along Bloor, and a large stock of student and professional rentals near the University of Toronto. That mix means a bit of everything for a handyman: careful plaster and trim work in a heritage home one day, a straightforward TV mount and shelving install in a Bloor Street condo the next, and a full make-ready punch-list on a rental turnover after that. BuildMan's builder-trained technicians are equally at home across all of it.
Homeowners and renters across The Annex call us for plaster and drywall repair, mounting TVs and art on plaster, brick and concrete, installing light fixtures, fans and shelving, adjusting settled doors and windows, hanging blinds and curtain hardware, fixing fixtures and small plumbing items, and painting touch-ups. Landlords and investors — of which The Annex has many — rely on us for fast, flat-rate unit turnovers between tenants: patch and paint, fixtures, doors, blinds and cleanup in a single visit, with clear invoicing. Because we understand how these older homes and their conversions are built, we anchor into the right structure, use the correct method for each wall type, and flag anything that needs a licensed trade.
We serve the whole neighbourhood — Seaton Village, Harbord Village, Sussex-Ulster and the Bloor, Spadina and Bathurst corridors — at the same flat $150 / $280 / $410 pricing we offer across Toronto, with no surcharge. Most jobs are same-day or next-day and finished in one to three hours, and condo work includes service-elevator coordination where your building requires it. Licensed, insured, WSIB-covered and guaranteed, BuildMan is the reliable, builder-grade handyman The Annex counts on.

The Annex packs a lot of building types into a small area, and the list of repairs changes almost street by street. Near Bloor and Spadina, big Romanesque-style Annex houses with turrets, deep porches and heavy sandstone trim sit next to homes that were split into three or four flats decades ago. In Seaton Village and Harbord Village, the houses are smaller brick semis and row houses on tight lots. Along Bloor and Bathurst, newer condos and mixed-use buildings add a different set of jobs again.
Many Annex homes were converted into flats long before current building practices, and the conversions show it: doors cut into old openings, partition walls added without much backing, and small kitchens and bathrooms squeezed under eaves. Doors that do not close, loose handrails on shared stairs, worn caulking in tight showers and cabinets hung on weak walls are common calls. We fix those properly, and if we see something that needs a licensed trade or a fire-separation question answered, we say so rather than patching over it.
Near the University of Toronto, in Huron-Sussex and the streets west of Spadina, a lot of our work is for landlords between tenants. A typical turnover visit covers wall patching and paint touch-ups, replacing blinds and broken hardware, adjusting doors and closet tracks, swapping a faucet or toilet seat, and checking that smoke alarms are mounted where they should be. Summer and late August are the busiest turnover weeks, so booking early helps. Our handyman for landlords page explains how we invoice and schedule repeat work.
Owner-occupied Annex houses tend to need careful plaster repair, especially on high ceilings and around ornate mouldings, along with TV and art mounting on plaster and brick. In the Bloor Street condos the walls are concrete or steel stud, and the job runs on the building's elevator schedule.
Parking is mostly permit-based with lane access behind many houses, and we plan around it. Labour is billed at our flat Toronto rates, materials at supplier cost with the receipt, HST extra.
No. We charge the same flat $150 / $280 / $410 handyman rates everywhere in the GTA — there is no travel surcharge for The Annex. Materials are billed at supplier cost with the receipt.
Most weekdays, yes. Book online or call (905) 660-9992 and we'll confirm a window within 60 minutes during business hours. Saturday appointments are available across The Annex too.
Everything on our handyman list — TV and wall mounting, electrical fixtures, plumbing and fixtures, drywall repair, painting and touch-ups, floor and tile repair, doors and carpentry, and curtains and blinds. Most The Annex jobs are done in one to three hours.
