Choosing a floor for a Toronto home starts with what is under it. Main floors in older semis and detached homes often sit on board subfloors over joists that have sagged over a century, while newer homes in Vaughan, Brampton and Mississauga have plywood or OSB that is flatter but squeaks where it wasn't fastened well. Condos and basements put flooring straight onto concrete. Each calls for a different product and a different installation method.
Most failed floors we are called to fix weren't bad products. They were installed without acclimatizing the wood, without testing moisture in the slab, or over a subfloor that was never flattened. Toronto's dry winters and humid summers move wood noticeably, so the expansion gap at the walls and reasonable indoor humidity matter as much as the species you choose.
Condo owners have an extra step: many Toronto condo corporations require an acoustic underlay that meets their sound rating and ask for product specs before work starts. We handle that submission as part of our condo renovation work. The small details count too: undercutting door casings so the floor slides beneath them, matching stair nosings and clean transitions between rooms are what make a new floor look finished.
If you only have a few damaged boards or cracked tiles, our floor and tile repair service can often spot-replace them. For a full installation, we check the subfloor, measure and give a fixed-price quote.

Sometimes — laminate and vinyl can go over sound, level subfloors, but we always check for level, moisture and squeaks first. Removing the old floor is often the better long-term call, and we'll tell you honestly which applies.
