Most Toronto roof leaks don't start in the middle of the shingles. They start at the details: step flashing where a roof meets a brick wall, the counter-flashing on an old chimney, rubber boots around plumbing stacks that crack in the sun, open valleys, and skylight curbs. In winter, ice dams along the eaves push meltwater back under the shingles, and the root cause is usually poor attic ventilation or thin insulation rather than the roof covering itself. A good roof repair finds the real source instead of smearing sealant over the symptom.
What moves the price: roof size and pitch, how many old layers come off, how much sheathing needs replacing, the number of chimneys, skylights and dormers, and access. On tight downtown streets a disposal bin may have to sit on the road, which can need a City permit, and steep Victorian and Edwardian roofs in the Annex or Cabbagetown need more safety setup than a low-slope bungalow in Scarborough or Etobicoke. Many older semis also have a low-slope rear addition that can't take shingles at all and needs a membrane system, which we flag in the quote.
The shortcuts to avoid are shingling over an existing layer, skipping the eave membrane, reusing chimney flashing and covering soffit vents during an aluminum capping job.
