Either as a fixed fee (10–18% of project value, depending on scope) or cost-plus (transparent invoicing with a defined margin). Most clients prefer fixed-fee for budget predictability.
We have a core in-house team (carpenters, finishers) and long-term subcontractor relationships for plumbing, electrical, HVAC, tile, and other specialties. Same crew, every job.
