North York's housing tells the story of Toronto's post-war boom. Lansing, Newtonbrook, Bathurst Manor and much of Willowdale were built out in the 1950s and 1960s as brick bungalows and side-splits on deep lots. Don Mills was one of Canada's first fully planned suburbs, with low-slung modernist houses, carports and big picture windows. York Mills and Hogg's Hollow hold larger custom homes on ravine lots, while Yonge Street between Sheppard and Finch is now a wall of condo towers.
Each of those generations wears out in its own way. In the original bungalows we replace seized shut-off valves under sinks, swap tired toilets and vanity faucets, and rehang interior doors that have dropped on worn hinges. Don Mills houses often need sliding-door and window-trim repairs where large glazed openings meet wood framing. On streets where bungalows were replaced by new two-storey infill homes, the calls shift to drywall nail pops, squeaky stair treads and high-ceiling light fixtures as the new framing dries out. Condo owners near North York Centre and Sheppard-Yonge mostly book TV mounting on concrete, blinds and closet upgrades.
Many of these homes still have some original two-prong outlets and galvanized supply lines. A handyman can replace a fixture or a faucet, but adding grounded circuits or upgrading a panel goes to a licensed electrician under Electrical Safety Authority rules, and re-piping goes to a licensed plumber. We coordinate those trades so you are not managing three companies for one bathroom. Our plumbing fixture and electrical and smart-home pages explain exactly where that line sits.
North York has been part of the City of Toronto since amalgamation in 1998, so building permits come from the City of Toronto. Typical triggers are removing a wall to open up a bungalow kitchen, building a rear deck on a walkout lot, or finishing a basement with a new bathroom. Our BCIN-qualified team prepares and files that paperwork and books the inspections.
For the everyday list, such as a dripping laundry tub, a loose railing or a patch where a thermostat used to be, a visit is billed in flat hourly blocks with no charge for travel north of the 401.
