Kitchens, bathrooms, flooring and full-unit renovations in Toronto's condo towers and lofts — done cleanly, on schedule, with service-elevator bookings, quiet hours and building rules all handled for you.
BuildMan renovates condos across Toronto — flooring and repaints, bathrooms, kitchens and full-unit renovations. Typical costs are $12,000–$30,000 for flooring and paint, $15,000–$30,000 for a condo bathroom, $25,000–$55,000 for a kitchen, and $60,000–$150,000+ for a full unit, taking roughly 1–10 weeks. We handle building approvals and service-elevator bookings, with a fixed-price quote after a free consult. Call (905) 660-9992.
Condos renovate nothing like houses. Post-tension concrete you can't drill blind, plumbing shut-offs that need the building's sign-off, strict elevator windows and quiet hours — we work inside all of it, and protect the common areas on the way in and out.
Toronto is a condo city, and condo renovations come with rules houses never have. Most downtown towers use post-tension concrete slabs with steel cables inside — drilling blindly into a ceiling or the wrong wall is dangerous and usually prohibited, so anchoring, recessed lighting and any structural change have to be done by someone who knows how the building is built. Feature walls, flooring and cabinetry all get planned around that reality.
Then there's the logistics owners dread: your condo corporation's renovation rules and required insurance, a status-certificate's worth of restrictions, service-elevator bookings, common-area protection, quiet hours and coordinating plumbing shut-offs so the units above and below aren't affected. We handle all of it with your property manager, and keep the job clean and on schedule inside a lived-in building. Anything involving the building's structure or common elements is confirmed with management first — and where a job crosses into the corporation's responsibility, we tell you. From CityPlace and Liberty Village to Yorkville and North York Centre, you get one builder-led team, a fixed price, and a renovation done by the book.
Renovating a condo means trusting a crew inside your building and your neighbours' walls. Here's the experience and accountability behind every BuildMan project.
15+ years building and renovating GTA homes from the ground up — not a general handyman doing renovations on the side. That structural knowledge is why our finishes last.
Full liability insurance and WSIB coverage on every trade on your site, so your home and our crew are protected throughout the build.
Registered with Ontario's Tarion new-home warranty program — a bar most renovators never have to meet.
A single all-in quote and one point of contact from demo to sign-off. No open-ended hourly billing, no chasing five separate trades.
Real, verified reviews from GTA homeowners — read them on our Google listing.
We file, schedule and pass every required building, plumbing and electrical permit and inspection — you never deal with the city.
Custom and semi-custom cabinets, quartz counters, backsplash and appliance hookups — designed for compact, open-concept condo layouts.
Full re-tiles, floating vanities, frameless glass and proper waterproofing, done within condo plumbing and access constraints.
Engineered hardwood and luxury vinyl over concrete with the right underlay and acoustic rating your building requires.
Built-in closets, media walls, murphy beds and pantry solutions that make small square footage work harder.
Pot lights, dimmers, feature walls and smart switches — installed to code within the unit's panel.
Whole-suite transformations — layout tweaks, finishes throughout, one coordinated timeline from a single team.
Typical all-in investment ranges for Toronto homes — labour, standard materials, permits and project management. Your final number comes as a fixed quote after we walk the space.
| Project type | Typical 2026 range | Usual timeline |
|---|---|---|
| Flooring + repaint (whole unit) | $12,000 – $30,000 | 1–2 weeks |
| Condo bathroom | $15,000 – $30,000 | 2–3 weeks |
| Condo kitchen | $25,000 – $55,000 | 3–5 weeks |
| Full-unit renovation | $60,000 – $150,000+ | 6–10 weeks |
Condo renovations are priced by scope, finish level and building constraints — access, elevator windows and acoustic requirements can all affect the schedule. The biggest drivers are kitchen cabinetry and bathroom tile-and-glass. Just need a few jobs done? Our condo handyman service covers mounting, fixtures and repairs at flat rates.

In a house, the owner decides. In a condo, the corporation's declaration, rules and property manager have a say in almost everything that goes beyond paint, and the building's concrete structure limits what can move. Planning around both is what keeps a condo renovation on schedule.
Most Toronto condo corporations require a renovation application with a scope of work, drawings for anything beyond cosmetic changes, and a certificate of insurance before work starts. Changes that affect common elements — such as plumbing in shared risers or exterior walls — may need a formal alteration agreement with the corporation. Where city permits are needed for plumbing, electrical or wall removal, those run alongside the condo approval, not instead of it.
Hard flooring is the most common source of neighbour complaints, so many buildings specify an approved acoustic underlay and ask for the product sheet before installation. We confirm the requirement first; installing the wrong underlay can mean lifting a new floor. Self-levelling the concrete slab is often needed for wide-plank vinyl or engineered hardwood to sit flat.
Every delivery, debris run and trade visit has to fit service-elevator bookings and permitted working hours. We sequence the job so cabinets, tile and drywall arrive on booked elevator days, protect hallways and floors, and keep a clean, sealed work area. For small items between renovations, our condo handyman service works under the same rules, and our bathroom renovation page covers waterproofing in more depth.
A flooring-and-paint refresh runs about $12,000–$30,000, a condo bathroom $15,000–$30,000, a condo kitchen $25,000–$55,000, and a full-unit renovation $60,000–$150,000+. You get a fixed quote after we see the unit and your building's rules.
Into feature walls, usually yes with the correct masonry anchors. Post-tension concrete ceilings and certain structural walls should never be drilled blind — we assess the wall first and use safe methods, which is exactly why condo work needs a crew that understands the building.
Yes. We review your corporation's renovation rules, provide the required insurance certificates, submit documents to your property manager, and book the service elevator and quiet-hour windows so the job stays on schedule and onside.
A flooring/paint refresh is often 1–2 weeks, a bathroom 2–3 weeks, a kitchen 3–5 weeks, and a full-unit renovation 6–10 weeks. Access rules and elevator windows can affect the schedule; we give you a realistic timeline up front.
Cosmetic work usually doesn't, but changing plumbing, electrical or removing a wall does — and your condo corporation's approval is required on top of any city permit. We handle both and confirm what's the unit's responsibility versus the building's.
For smaller projects, often yes. For a kitchen or full-unit reno, most owners stay elsewhere for the noisy, dust-heavy weeks. We seal off work areas and protect finishes either way.
