Winter Home Maintenance Checklist for Toronto Homeowners

Toronto winters find every gap and weak point in a home. A short list of small jobs in the fall saves money on heating and prevents the expensive surprises that come with a cold snap. Here's the checklist we give our own clients.

Seal the drafts

• Weatherstrip doors and windows. Worn seals are the biggest source of drafts and wasted heat.
• Re-caulk exterior gaps around windows, trim and where different materials meet.
• Add door sweeps to exterior doors with a visible gap at the bottom.

Small air leaks add up fast on a heating bill — Natural Resources Canada estimates air sealing and draft-proofing are among the cheapest ways to cut home energy use.

Protect against water & cold

• Disconnect and drain outdoor hoses and shut off exterior faucets to prevent burst pipes.
• Re-caulk tubs, showers and sinks so winter condensation doesn't get behind tile — a common bathroom problem.
• Check for gaps where pipes enter the home and seal them against cold and pests.

Inside comfort & safety

• Reverse ceiling fans to clockwise to push warm air down.
• Test smoke and CO detectors — furnace season is when CO risk rises.
